Let’s face it, you have a lot of options when it comes to choosing a real estate agent in California. Did you know there are over 22,000 licensed agents in Southern California, of which half of them will not sell any homes this year? So how do you make the right choice? Where do you start?

I believe that referrals from past clients, friends, and family, and make a great starting point for your research. Zillow.com is the #1 real estate related website and they allow past clients to review their agents. You can read those reviews at www.Zillow.com. Each of these reviews is certified and the agents are able to post a response to their reviews. Google Reviews and Yelp are other great places to start.

Once you have found an agent with great reviews, you want to connect with them to see if they are the right fit for you. If they are, go with them!

Some Sales People Give Me The Creeps…

When I was in 8th grade, I remember meeting my parents’ REALTOR®. Honestly, he gave me the creeps and I vowed never to be like him. I don’t know why, but he didn’t seem like he was really helping my parents in the right way. I can’t explain it, but in my Junior High mind, I decided I didn’t like him. Aso a result, I decided I never want to be like him.

Here at IMPACT Properties, we don’t believe it is our job to convince you to buy or sell a home. That is a huge decision that you need to make for yourself. Our job is to enable our clients to make confident and informed decisions based on their unique situations and believe you should consult with us, get our input along the way, and then do what is best for you. We won’t push you to buy or sell.

Once you have decided you are going to move forward, we spring into action to make sure that the experience is the best it can possibly be. You don’t need us to be a salesperson! People hire us for our expertise, market knowledge, negotiating ability, and common sense approach to relationships. For our sellers, we have a strategic plan with proven results. For our buyers, we are flexible to meet with you when you are available and we share insider tips we have learned to help get your offers accepted.

Avoiding the Unknown with Predictable Results

When I starting listing multiple homes per month and closing as many as 10 homes each month, I realized that I needed a system to keep them organized. After doing many test cases, we came up with a selling process (we call it the IMPACT Sales Process) for the homes were we marketing. We help educate homeowners about the current market so they can establish an asking price that is realistic. The way buyers shop and buy homes has changed and we know what they are looking for! Our process positions your home in the most advantageous position possible. As a result, most of our homes sell in less than 20 days for at or above the listing price, with many selling for more than the appraised value.

I haven’t met a seller yet that likes to have their home listed for 6 months without any offers. Can you imagine being held captive for that long, being forced to keep your home spotless and having to be on-call for any showings? It feels like a prison and we don’t like that scenario either. Using proper pricing for your home as well as our robust strategic marketing, we have been successful at avoiding this.

Getting Your Dream Home

Where do you start when you want to buy a home? There are countless websites that offer tips and advice, but in reality, we all need someone to simply walk us through the steps one at a time, answer all our questions, tell us the pros and cons for each home, and more. That’s where we come in with the help of our Buyer Specialists.

There are hundreds of steps to follow (and it’s overwhelming!) and we want you completely confident in your decision to buy a home. To ensure this, I have Buyer Specialists on my team that I have personally trained to make sure they walk you through every step of the buying process from getting a loan to handing you the keys to your new home. Again, we are not going to push you into buying a home. In fact, we will provide you our honest and professional experience and may even talk you out of buying a home if we see something you might have missed. Our first priority is to make sure you are taken care of.

About Me

When I got into real estate nearly 25+ years ago I did so because I was newly married and needed income. At first, I started working part-time for another agent as a telemarketer. Shortly thereafter I was employed full-time and worked my way up to the role of the President, overseeing 3 real estate offices and 300+ agents. Along the way I learn a valuable lesson: Success only comes by serving others to help them get what they want.

After the housing crash of 2007, I decided to leave my employer and transition into a full-time Sales Agent position with Prudential CA Realty (now called Berkshire Hathaway Home Services). Having trained hundreds of agents, I had a great foundation for success and my time at Prudential was a great experience where I continued to learn and be mentored by some of the best people in the Real Estate Industry.

In 2011, I hired a Real Estate Coach from the Tom Ferry Coaching Organization in order to improve and refine my approach to real estate. I quickly saw my business grow exponentially as I began incorporating new skills and knowledge.

On March 7, 2013, I started IMPACT Properties, Inc. (it was originally named Zapata Realty but we changed it in 2015) where I continued to grow our team and increase the value we provide to our clients. My team, also known as The Bald Brothers Team, includes my teammate, Todd Anderson, a marketing assistant, transaction coordinator, multiple buyer specialists, and an REO team to handle distressed properties. I am blessed with a fantastic team of highly skilled professionals who love to serve others.

This journey has not been easy and has been filled with peaks and valleys and many days there are times we have wanted to quit. I’ve worked on some of the hardest transactions with some of the most difficult agents and their clients, but we manage to deliver consistent results for our clients. We realize we have been given opportunities to serve others in their greatest times of need, whether it’s due to Divorce, Death, Job Relocation, Growing Family Needs, Downsizing, Upsizing, Short Sale or REO, or any other reason that requires action. Most recently we’ve seen a mass exodus of people leaving CA for other states and we have been able to help with that process too. No matter the reason you need to move, we are here for you too.
